Langley move-outs differ from most of the Fraser Valley in one practical way: a large share of the rental stock is managed, not owner-occupied. Willoughby and Walnut Grove filled with strata townhouses through the 2010s, and a lot of them are handled by property management companies rather than the person who owns the unit.

That is good news, because a managed handover is predictable. The inspector arrives with the same standardised condition inspection form they use on every unit in the building, and they work down it in order. There is far less negotiating than with a private landlord, and far less benefit of the doubt. Either the item on the list is clean or it is not.

It also means the same handful of items get flagged over and over, because the form asks about them every time: oven interior, range hood filter, fridge including the seal and the drip tray, window and slider tracks, closet shelving and rails, and the inside of every cabinet and drawer. We treat those as the job rather than as extras.

What the housing stock actually demands

Willoughby and Walnut Grove are dominated by three-storey townhouses with a garage-level entry. Two things reliably cost people their deposit here. The first is the garage and the entry stairwell, which are inside the demised area on most forms but get treated as outside space by tenants. The second is the ensuite and main bath on the top floor, where extractor fans in these builds are often undersized and leave a film on the ceiling and upper wall that reads as neglect.

Fort Langley and Murrayville hold the older, character stock. Wood windows with deep sills, painted trim with actual profile to it, and in the oldest houses, radiators or baseboard units with years of dust behind the fins. These take longer per square foot than anything in Willoughby and are worth booking with more lead time.

Aldergrove, Milner and Brookswood run to acreages and large lots. Mud rooms, utility entries and garage thresholds carry gravel-drive and field dirt that does not vacuum out, and properties on well water often show mineral scale on taps, shower glass and toilet bowls. Scale is not dirt and does not respond to scrubbing; it needs a descaler and dwell time. An inspector cannot tell the difference, which is exactly why it needs doing.

Langley City is mostly older low-rise apartments, where the recurring items are kitchen cabinet interiors, balcony sliders and the tracks beneath them.

Do you clean the garage in a Willoughby townhouse?

My unit is managed. Will you work from their checklist?

Yes. If you have the condition inspection form or a move-out standards sheet from the property manager, send it through after you book and we will work down it. Managed handovers are the easiest kind to prepare for because the standard is written down.

When should I book it?

After everything is out and before the final inspection. An empty unit is the only way closet interiors, the floor under appliances and the top-floor bathroom ceiling can be reached properly. If the inspection is Saturday morning, Friday is usually the right slot.
